Default FS: Arkansas Runway Lot for Sale at The Valley - 61AR

Perfect for the RV pilot who loves to fish and fly!

Available for sale is runway frontage lot #32 at The
Valley Airport in Cotter, AR. Airport Identifier is 61AR.
Runway is 2800 feet paved.

The Valley Airport subdivision sits on the White River
a couple miles downstream from Gaston's Fly-In Trout fishing resort
in beautiful north central Arkansas.

There is a private boat ramp on the HOA property,
maintained by the the home owner's association. This area
is stunningly beautiful and clean. The White River is
world-famous for trout fishing and this location is close
enough to the dam to have incredible year-round fishing.
Norfork and Bull Shoals lakes are some of the cleanest in
the nation and are very close by. The town of Mountain Home,
AR is a short drive away and has all the ammenities,
including Lowe's and Home Depot for all your construction needs.
Flippin, AR is the home of Ranger Boats and is a few miles to the
southwest.

Lot 32 sits approximately half-way down the runway on the
north side of the strip. Lot is .78 acre of level ground.
Dimensions are 155 feet by 218 feet. There is a 10 foot
utility easement on the northerly line and a 25 foot
taxiway easement on the westerly line of the property.
The runway easement as of May 7, 2006 is 60 feet.

As of 2010, approximate taxes are $156 annually. 2011 HOA
dues are $300 per year.

Property is deed restricted. As of May 7, 2006, the
building restrictions include a minimum home square
footage of 1200 square feet on the main floor. All
construction must be "residence style" homes. Attached or
detached hangars of a design compatible with the home are
permitted. Metal style buildings are not permitted. Roads
to the property are paved.

A perc test was done and septic and well system for a 3
bed 2 bath home was designed and blue-printed on the
property in May of 2006 and a building permit was issued.
Permit will have to by revalidated prior to building.
There is no set amount of time by the HOA that you have
to start construction once the property is purchased.

The 2800 feet runway at 61AR was repaved in 2006.
ASOS weather is broadcast at Ozark Regional (KBPK) a few
miles northeast and AWOS weather is broadcast at Marion
County Regional (KFLP), just a few miles to the southwest
of 61AR. KBPK also has an ILS approach.

Anyone who has been there will know it is absolutely gorgeous!!!!!

Love that area.......can't imagine the lot will last long....!!

Stopped there this October and visited your neighbor Gary G....Nice Nice people..!!
